A proposed roof terrace means you could soon be sipping a cocktail while gazing out over part of Middlesbrough.

The popular Artizan bar on Roman Road, Linthorpe, is seeking planning permission for a roof terrace - part of an application which would also create a kitchen and store room.

The bar and adjacent restaurant, The Vine, opened in 2017, promising a distinctive new addition to Teesside’s social scene.

The roof terrace would bring into use the building’s upper floor, which has been empty for 10 years and, according to a statement submitted with the application, is in a “derelict state”.

The statement says noise shouldn’t be a problem, given the “vibrant and busy commercial environ” of Roman Road and Oxford Road and the “ambience background noise level which is common place in a setting such as this”.

It adds: “I do not consider the noise and general disturbance perceived to be caused by patrons from this new roof terrace, would add significantly to that already associated with the other evening operations in the street, nor be sufficient reason to warrant refusal of the application on this ground alone.

“Given the number and nature of existing commercial properties along this parade of shops, the street currently remains busy, with a level of general noise and disturbance, until well into the evening."

The roof terrace application to Middlesbrough Council proposes opening hours of 10am-7pm and various noise mitigation measures, including “acoustic timber”.

The application concludes: “This statement has demonstrated that the proposed development to this vacant upper floor and present unsightly roof terrace would have no significant adverse impact upon the character nor settings of Linthorpe Conservation area (subject to controlling conditions) and would support the vitality and viability of the local centre.

“Proposed mitigation measures as detailed within the application and on-site conditions, such as the significant distance between the properties and control of opening hours, would address any alleged issues of unacceptable noise and disturbance.”

Artizan was launched in July 2017 by brothers Anthony and Andrew Hynes, together with friend Paul Wood.
